Free Concerts - "Concerts at the Crescent" - Greenwood Village, CO
Finally Denver is experiencing spring/summer weather and the FREE concerts in the park have been announced at Crescent Amphitheater in Greenwood Village. Did you hear ... FREE! The Goldsmith Metropolitan District presents this music series for their 17th year.
The line-up this summer has some big names, and you don't want to miss a free concert. The free concerts will be held on Tuesdays with music from 7:00 to 8:30. The park opens at 5:00 pm and ok to bring a picnic dinner with family and friends. No pets please. There is a designated area for lawn chairs.
If there is rain, it will be subject to rescheduling, and rain dates are August 6th and August 13th. FREE parking available.

Denver Real Estate in the month of April showed another month of strong sales with a 8.79% increase. The days on market decreased again this month. Most homes priced under $500,000 are going under contract within a week, many within hours, especially those closer to downtown. As a Denver Realtor working with buyers and sellers, this market is tough on everyone. Buyers are most always competing with other offers, and sellers are worried they are accepting the wrong offer with so many to review.
Denver active listings increased 4% this month which is a good news! In 2008 we had over 20,000 active listings. Days on market have not changed much over the last several months - last August we had 64 days on market and today just a few days less with 56. The Denver Market News is looking like it will top 2013!

When the Seller says no to Repairs....
Denver’s real estate market is still on FIRE, and many sellers are sitting high on their horse feeling like King of the Mountain. It is a fact, if a buyer walks, there will be another..... but.... you have to disclose those inspection issues identified!
Working with buyers in this market is challenging when you are competing, and buyers are assuming they need to accept a property AS IS. Not all sellers are this greedy, hopefully with a good offer, they will work with the buyers on any serious inspection issues.
I remember a fix n flip last year that was exceptional (on the surface) and the buyers absolutely knew this was the one ... until the inspection. Serious items were found, plugged drains in most of the sinks, dishwasher flooded the kitchen, no venting in the laundry, piping stopped in attic when it should go through the roof, decking was "squishy" and the list went on and on. The red flag was when the agent never changed status in MLS. I hope the new buyers knew all we knew....
